The CMA involves comparing your home to recently sold homes similar to yours in features and location, in order to determine a suggested listing price. Additionally, I do my homework in considering current homes for sale and how quickly they are going under contract. In general, you want to set a listing price that sets your home up for a quick sale because added time on the market benefits the buyer, and hurts the seller.

We will also discuss how you can best prepare your home for sale.

Staging is a possibility if your situation and price point warrant it. Most importantly, every seller can make improvements that cost little to nothing. Decluttering, thorough cleaning, and maybe a little paint can work wonders in helping prospective buyers envision the possibilities. It’s also possible you want to do more extensive improvements. I can advise you as to what will bring you the most return on your investment. Every home and every situation is different. I see hundreds of homes in person and on the Multiple Listing Service (MLS) every week, so I can coach you on how to make your home stand out.
