Yes, You Can Improve Your Home’s Sales Appeal without Breaking the Bank.

You’ve studied the market and you’re ready to make a change. Now, how do you prepare your current home to increase your chances of receiving top dollar. 

Contrary to what we read and see on TV, major renovation and expense is usually not the way to go. Especially if your home is in a median price range and you want to get your home on the market soon.

Here are 5 relatively inexpensive updates that will freshen up your home and enable a buyer to “see” your home in all its possibilities. Not to mention, you can probably do most of the updates yourself.

  1. Paint or replace the front door. One of the first things the buyer will see, the front door creates an immediate first impression. Along with the front yard and the front of the house, the front door conveys overall condition and style. Recent surveys reveal that darker, bolder colors are most desired right now.

  2. Paint any rooms that have “wild” colors. Granted, tastes vary widely. However, neutrals such as gray and beige allow a buyer to imagine their possessions in that room as well as visualize various uses for the space. What was your 3-year-old’s cute pink bedroom may become the new owner’s home office.

  3. Reduce clutter and minimize decor. The best thing here…zero expense! Take your time in each room and take away anything that impedes full vision of the room. Leave basic furniture and minimal wall and shelf decor. Again, the buyer wants to imagine their things in each room. Too many pieces can also incorrectly imply lack of space.

  4. Spruce up the utility and/or storage areas. Maximizing space is very important these days because we all have a lot of stuff. Add some practical shelving to hold those odds ’n ends. For a nice touch, consider installing some attractive, durable flooring. There are a lot of new options out there that won’t strain the pocketbook, and many styles are appropriate for do-it-yourself.

  5. Update your light fixtures. Nothing can take down an otherwise attractive room like a dingy-looking or brass light fixture. Modern, attractive light fixtures are like a striking set of earrings that accentuate a nice outfit. And again, not a huge expense.
